The town planning development of the technology-park is a result of the desire of the City of Hamburg to provide young start-up companies with low-priced floor space during their formative period as an incentive for them to remain in Hamburg. In the sense of a clear corporate identity, the basic elements of a building should determine the entire urban development situation in its design and use of materials.

One building consists of two two-story units and a combination section, hosting common areas like toilets or conference rooms. The concrete skeleton-construction with just one internal column allows a free floor-design to accord with the needs of the specific companies or workshops. The grade of the interior fittings, and thus the amount of the lease, could be determined by this means by the tenants themselves.

Another important component of the founding-park is its ambitious landscaping design, which also comprises ecological measures. So, for example, rainwater from the roof is not conducted to the sewer system but collected in a landscaped catchment from which it runs off onto the site.
